How much does a sewage treatment plant cost?

The unit is the cheap bit. Here's what a domestic sewage treatment plant really costs once it's in the ground, and what it costs to keep running.

A sewage treatment plant is usually the answer when a septic tank can’t legally do the job, most often when the outflow has to go to a stream. It’s also the priciest of the three common systems. Here’s what to budget, using published figures checked in October 2026.

Quick answer

Unit only
£2,500–£5,000 (6-person); £3,500+ (8-person)

£9,000–£11,000
Installed, complex
£11,000–£13,000
Running costs

The cost breakdown

Item Price
6-person unit (unit only) £2,500–£5,000
8-person unit (unit only) £3,500+
Simple installation: drainage ditch available, no difficult ground £9,000–£11,000
Complex installation, discharging to ground £11,000–£13,000
Running costs (servicing, power, emptying) About £240 a year

Why “simple” and “complex” differ so much

A plant discharging to a nearby flowing ditch needs a short outlet pipe. A plant discharging to ground needs a drainage field as well, and that can cost thousands on its own.

Drainage field, if needed£3,000–£7,000Checkatrade drainage field guide; average about £5,000.Checked October 2026

Other things that push the price up:

  • More people. Bigger plants cost more.
  • Ground. Rock, a high water table or a slope means more digging, pumping or a concrete base.
  • Access. Can a digger get in? Can a tanker reach it later?
  • Power. Running a new supply to the plant can be a separate line on the quote.
  • The old system. Taking out or decommissioning an old septic tank or cesspit is often extra.
  • VAT. Ask whether it’s included.

What a good quote includes

Checkatrade says a supply-and-fit quote usually covers the inspection, the unit, the excavation, base and backfill, pipework, the electrical connection and commissioning. Ask, in writing, whether these are in too:

  1. the drainage field or outlet to the watercourse
  2. removing or decommissioning the old tank
  3. Building Regulations fees
  4. reinstating the lawn or drive
  5. the first service

Compare quotes line by line. The cheapest total often just leaves things out.

Running costs in practice

Most plants need a service at least once a year, plus emptying when sludge builds up. A blower runs around the clock, so there’s an electricity cost too. Checkatrade’s estimate of about £240 a year covers all three.

Skip servicing and plants fail in ways septic tanks don’t. Common culprits are a dead blower, a seized pump or a tripped alarm. Under the general binding rules, a failed motor, pump or electrical supply is a maintenance problem you must fix promptly.

Rules to check before you buy

  • Building Regulations approval for a new system, and sometimes planning permission.
  • The British Standard. The plant should meet BS EN 12566-3. Look for the certificate or British Water listing.
  • Where it discharges. A flowing watercourse is allowed under the GBR if it’s not near protected sites. A seasonal ditch or enclosed pond isn’t.
  • Power cuts. Approved Document H says a plant that needs power should keep working for up to 6 hours without it, or have an uninterruptible supply.
  • Scotland and Wales. Register with SEPA (£198.55 fee) or NRW (free).

How long does it last?

Checkatrade says a well-maintained domestic plant can last about 20 years. Moving parts like blowers will need replacing during that time. Ask the maker for the warranty terms and spare part prices before you choose.

Septic tank or treatment plant?

If your ground drains well and you have the space, a septic tank with a drainage field is usually cheaper to buy and to run. If it doesn’t, or you need to discharge to a stream, a plant is the legal option. Our comparison guide sets them side by side.

FAQ: treatment plant costs

How much does a sewage treatment plant cost to install?

Checkatrade's October 2026 guide puts a simple supply-and-fit job at £9,000 to £11,000, and a complex installation discharging to ground at £11,000 to £13,000. The unit alone is £2,500 to £5,000 for six people.

How much does a treatment plant cost to run?

Budget about £240 a year for servicing, electricity and emptying, according to Checkatrade. Your figure depends on the model, how many people use it and local emptying prices.

Do I need planning permission for a sewage treatment plant?

You need Building Regulations approval for a new system and may need planning permission. Check with your council. In England the discharge must also meet the general binding rules or be covered by a permit.

Is a treatment plant better than a septic tank?

It produces cleaner effluent, so it can discharge to a flowing watercourse where a septic tank cannot. It costs more to buy and run and needs electricity. If your ground drains well, a septic tank and drainage field may be cheaper overall.

Can I get a grant for a sewage treatment plant?

We have not found a general national grant for private homes in England. Ask your council and water company, and treat any company offering a grant with care until you have checked it with the funder.
