Council and water company tariffs

Published tariffs are rare, which makes them useful as a benchmark. These are the ones we could verify.

Scotland: Scottish Water

Scottish Water empties household septic tanks at fixed prices. The tank must meet its access conditions. Charges run from 1 April 2026 to 31 March 2027 and cover one tank of up to 9 m³ (9,000 litres) serving up to five houses.

Service Charge
Scheduled £254.40
Unscheduled £353.10
Urgent response £509.70, or actual cost if higher
Each extra m³ over 9 m³ £35.60
Abortive visit £101.10

VAT is added where applicable, according to Scottish Water.

North Warwickshire Borough Council

The council collects up to 10,000 litres per visit. On direct debit it charges by waste strength. Severn Trent decides which band you’re in.

Payment Price per load
Direct debit, weak waste £182
Direct debit, standard waste £295
Direct debit, strong waste £374
Ad hoc (“pay as you go”) £374

What pushes the price up

  • Tank size. More sludge, more tanker time, more disposal fees.
  • Access. Tankers are heavy. North Warwickshire warns its vehicle weighs 16 tonnes laden and can’t cross unpaved ground. Long hose runs or a tank more than about 30 metres from the road cost extra, or need a smaller tanker.
  • Urgency. Scottish Water’s urgent rate is twice its scheduled one. Private firms are similar.
  • Waste strength. Some councils and water companies charge more for thicker, “stronger” waste.
  • Extras. Jetting pipes, inspections, baffle repairs and drainage field checks are usually charged separately.

How to pay less

  1. Book ahead. Scheduled visits are always cheaper than emergencies.
  2. Get on a rota. Some firms and councils discount regular customers or direct debits.
  3. Share a tanker. Neighbours booking the same day can sometimes split the call-out cost. Ask.
  4. Measure first. A sludge test tells you if it actually needs doing yet. Our guide on how often to empty a septic tank explains the rules.
  5. Look after it. No wipes, fat or chemicals. A healthy tank needs fewer call-outs and fewer repairs.

Checking your contractor

Whoever takes your sludge away must be a registered waste carrier. The general binding rules say so, and it’s your duty to check. Ask for the registration number and look it up on the Environment Agency’s public register. You can also ask the driver for a copy of the waste carrier certificate. Keep the receipt. It’s evidence of maintenance when you sell.

About VAT

Prices are quoted both ways. Checkatrade’s table is plus VAT, and Scottish Water adds VAT where applicable. We haven’t confirmed a single VAT rule for domestic emptying, so ask every contractor whether their quote includes it.

Cesspit, not septic tank?

Cesspits are emptied far more often and the economics are different. See our cesspit emptying cost guide.

FAQ: septic tank emptying costs

How much does it cost to empty a septic tank?

Checkatrade's 2026 guide puts a typical domestic septic tank empty at £175 to £312.50, with an average of around £225. Council and water company tariffs we checked range from about £182 to £374 a load depending on the area and the type of service.

Is septic tank emptying cheaper through the council?

Sometimes. A few councils still run emptying services. North Warwickshire charges £182, £295 or £374 a load on direct debit, by waste strength, and £374 for ad hoc collections. Many councils no longer offer the service, so compare with local private firms.

Does septic tank emptying include VAT?

It depends on the provider. Checkatrade lists its size-based prices plus VAT, and Scottish Water says VAT will be added where applicable. Always ask whether a quote includes VAT.

Why is my quote higher than average?

Large tanks, long hose runs, tight access for a tanker, remote locations, urgent or out-of-hours call-outs and extra work like jetting or inspection all raise the price.

Can I empty a septic tank myself?

No, not in practice. Sludge is waste and must be taken away and disposed of by a registered waste carrier. In England the general binding rules require this.
